Apartment Exchange will:
Market the property in accordance with the guidelines listed on our Tenant Finding and Screening Service.
Collect monthly rent and pursue delinquencies through eviction.
Handle all maintenance requests and on-going maintenance problems.
Respond to any emergency situations on a 24 hour a day basis.
Participate in any inspections required by the governmental agencies in your particular area.
Pay vendors and monthly bills.
Provide a monthly accounting report of income and expenses on a current month and year to date basis.
Charge a management fee of 10% of each months' collected rent. If your property is large enough to require its' own on site management, this fee will be less.

Tenant Finding and Screening Services
Apartment Exchange will:
Promote your property seven days a week to all qualified telephone inquiries and walk-in customers.
Give out a key or make an appointment with you to show your property to perspective tenants.
Screen the prospective tenants by doing the following:
A credit check through Trans- Union credit bureau.
Contact employer and verify all income sources.
Contact past landlords to verify tenants rental history.
Contact personal references.
Prepare the lease and secure tenant's initial rent and security deposit.
Help coordinate the advertising of your property.
Charge you a fee of 75% to 100% of one months rent if we find the tenant.
Apartment Exchange will not:
Charge a fee if we do not find the tenant.
Show your property by meeting the tenant at the property.
Discriminate on the basis of race, color, religion, sex, national origin, handicap, or families with children.

In 1972, Mark Cofman started a business to find tenants for home and apartment complex owners. Apartment Exchange has evolved from a company that leased apartments and homes on a fee basis for owners, to a fully staffed management company. As a result of our leasing background, we are very familiar with the St. Louis rental market and have developed the marketing and leasing skills necessary to obtain low vacancy rates. Our sustained success over the intervening years is the result of our company's ability to adapt and react to a variety of market conditions. Through referrals and acquisitions, we have expanded to where we currently manage numerous apartment complexes and scattered sites totaling approximately 1200 units.

Running a management business requires making daily business decisions to control cost and maximize revenues. The owner, Mark Cofman, has an M.B.A. from the university of Chicago and over 30 years experience in the leasing and management business. Our broker, George Steffen, is a C.P.A. with 20 years of experience in the real estate field.
Our office is staffed seven days a week with qualified personnel, and we provide an after hour hot line to ensure 24 hour a day coverage. Our experienced and committed staff are the key ingredients in providing the quality service necessary to minimize turnover and reduce the costs generated by it. Apartment Exchange currently employs over 50 full time employees in the fields of property management, Maintenance, construction and renovation, data processing, and accounting. Because we are a large volume consumer of specialty maintenance services, we have developed a network of sub-contractors who deliver quality services at a reasonable cost.

Apartment Exchange utilizes the "Skyline" management software. This sophisticated program allows us to generate easy to read monthly statements for our owners. It also gives us instantaneous information to monitor income and expenses enabling us to take corrective action when necessary. An additional feature of the program tracks rent collections from tenants, allowing us to spot collection problems as soon as they arise. We also have the luxury of having a C.P.A. on staff who can communicate with your accountant at year end to relieve some of the tax-time stress.

Nothing in our business is as costly as a bad tenant. Not only will a bad tenant not pay their rent, but they could damage your property and drive away good tenants. The tenant screening process is therefore crucial to the success of any real estate venture. Our computer terminals link us to several credit bureaus to quickly screen rental applications. In addition, our screening process includes an extensive background check which is essential in differentiating between quality residents and undesirable tenants.
